Find a reputable estate agent to market & sell your home.
You will also ned to obtain an EPC (energy performance certificate) certificate too. This is a standardised document that gives your property a rating depending on how energy efficient your home is. This is a legal requirement, and your estate agent will assist you with this. In the current market, prospective buyers are more conscious of the energy ratings of properties, especially under the current ‘cost if living crisis’. Because of the heightened awareness around energy performance, your homes energy efficiency can lead to sale prices fluctuating depending on the EPC rating of your home. If your home doesn’t score highly, it may be worth considering what works you may need to complete before selling it, to increase the energy efficiency of your property and make it more saleable to potential buyers. This could increase your chances of a sale.

Be realistic and competitive. It is worthwhile getting multiple professional opinions, so get in touch with multiple estate agents to arrange a valuation along with looking online at free valuations and do your market research on your local area. This is so important as it is worth noting that prospective buyers are likely to try and negotiate a lower sale price.
